DSCR Investor Loans

For property investors who qualify on the property’s income, not yours.

DSCR (Debt Service Coverage Ratio) loans qualify you based on the rental income the property generates – not your personal W-2s, tax returns, or DTI. Perfect for serious investors, self-employed buyers, and anyone scaling a portfolio.

We accept both short-term and long-term rental projections from the same gold-standard income sources the top investors in America rely on. Paired with Scout, you can find properties that already pencil before you write the offer.

Most Common

Conventional Fixed Rate

15-, 20-, and 30-year fixed rates for primary, second, and investment properties.

The bread-and-butter mortgage: predictable monthly payments, broad eligibility, and competitive rates. Down payments as low as 3% for qualifying buyers, 5% for second homes, and 15–20% for investment properties.

Low Down

FHA Loans

Government-backed loans with lower credit and down payment requirements.

FHA loans are insured by the Federal Housing Administration, which lets us approve buyers with credit scores as low as 580 and down payments as low as 3.5%. A favorite for first-time buyers and buyers rebuilding credit.

Military

VA Loans

$0 down, no PMI, and competitive rates for service members and veterans.

One of the best loan products available – full stop. If you've earned VA eligibility through active duty, veteran status, or as a qualifying surviving spouse, you can finance up to 100% of the purchase price with no monthly mortgage insurance.

Rural

USDA Rural Loans

$0 down financing for eligible rural and suburban properties.

USDA loans are guaranteed by the U.S. Department of Agriculture and offer $0-down financing for moderate-income buyers in eligible areas. Most of the country qualifies geographically – even some surprisingly suburban zones.

Self-Employed

Jumbo & Non-QM

For buyers whose income doesn't fit a standard W-2 box.

“Non-QM” stands for non-qualified mortgage – loans for borrowers who don't fit conventional underwriting boxes. We offer a deep menu of these programs, including bank statement loans for self-employed buyers, asset-utilization loans for retirees and high-net-worth borrowers, and 1099 loans for contractors.

  • Bank Statement Loans – qualify on 12 or 24 months of business bank deposits
  • Asset Utilization – qualify on liquid assets in lieu of income
  • 1099 Loans – qualify on 1099 income only, no tax returns
  • Jumbo – loan amounts above conforming limits, up to $3M+
  • ITIN Loans – for borrowers without SSNs
Equity

Refinance & HELOC

Lower your rate, shorten your term, or put your equity to work.

Refinancing makes sense any time you can cut your rate by ~0.5%+, change your term, or pull cash out for higher-and-better uses. We also originate HELOCs (home equity lines of credit) for clients who want a flexible, draw-as-you-need facility.

Programs

Physician & First Responder

Specialty programs for doctors, nurses, firefighters, and police.

We're proud partners of FOP (Fraternal Order of Police) and IAFF (International Association of Fire Fighters) affinity programs, and run specialty physician loans for MDs, DOs, dentists, and other medical professionals. These programs carry favorable terms you won't find in standard underwriting.
